Frequently Asked Questions

Get straightforward answers about selling an Oklahoma house as-is for cash. If your question is not covered here, contact Matt Buys Oklahoma and we will explain the process, timing and costs before you decide.

Will you list my house on the MLS or actually buy it?

We are not real estate agents and do not list houses. We are professional home buyers. Once purchased we repair the house and keep it for a rental property or resell it to another home owner.

Will you pay a fair price for my property?

Yes we will. We are looking to get a property for a fair discount so that we can profit on refinance or resell. Many sellers do not have the time or money to fix up a property to be able to list for full market value. That's where we come in...we purchase in "as-is" condition and close quickly so the seller does not have to worry about the expense of fixing up the property or pay agent fees.

How do you come up with a fair offer on my house?

This is a great question...Our process is simple, we look at location, repairs needed, current condition of the property and values of comparable houses sold in the past 6 months. With this information we will determine a fair market offer that works for us and you as the seller.

What fees or commissions do you charge?

This is our favorite question to answer. We charge ZERO fees of commissions when you sell us your house. We make the offer, if it works for you then we will buy your house. In most cases we also pay all closing costs! No hassle, no fees its that simple. We make our money once the repairs are made and home is refinanced or sold to a new home owner.

It is our goal to make this a burden free as possible for the seller so you walk away with cash in hand.

How is this different than a real estate agent?

Real estate agents list properties for sellers and hope that someone will buy them. The agent shows the properties to potential buyers if there are any and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).

Is there any obligation when I submit my information?

There is no obligation for you. Once you tell us about your property, we look at it and make a fair offer then the decision is 100% yours to make. If you decide not to sell it to us then we will shake hands and thank you for your time.

What if my house needs a lot of repairs?

We buy houses in all kinds of conditions! Whether your property needs minor updates or major repairs, you don't have to spend your time or money fixing it up before selling. We will evaluate the property in as-is condition and make you a fair cash offer based on its current condition.
